OpenMost Finnish apartments are owned via Asunto-Osake (housing company share) -- a unique Finnish system where the building is owned by a limited company (Asunto-Osakeyhtio / asoy) and apartment-owners hold shares entitling them to occupy specific units. This is technically share ownership, not real estate.
- Apartment = shares in housing company entitling occupation
- Housing company manages building, maintenance, finances
- Monthly company charges (yhtiovastike) cover maintenance + any building loans
- Share transfer simpler than freehold real estate
- Houses (omakotitalo) are freehold land + building (kiinteisto)
