Bogotá's leafy heritage centre, Teusaquillo's republican-era architecture, the Parkway and the National University: character, value and strong yields

About Teusaquillo

Teusaquillo is Bogotá's leafy, heritage-rich central district: tree-lined streets of English- and republican-style houses from the 1930s and 40s, the green Parkway corridor of bohemian La Soledad, the parks of Brasil and Sucre, and the adjacent Universidad Nacional de Colombia, which lends it an academic, cultural and slightly bohemian character distinct from the commercial north. For investors, Teusaquillo is a heritage-and-value play with real appreciation momentum: distinctive period architecture and leafy central living at prices well below the affluent north, deep rental demand from students and academics, and strong gross yields of ~6–7.5%. The under-construction Bogotá Metro Line 1, running along the central corridor, is a meaningful future connectivity catalyst. Colombia's fully open foreign-ownership regime and the real-estate Migrant (M) visa keep acquisition simple, with transactions in Colombian pesos and currency exposure the main variable.
