Cali's Centro is the dense historic and commercial heart of the city, strung along the Río Cali: the emblematic neo-Gothic Iglesia La Ermita, the Plaza de Caicedo, the cathedral and the regenerated riverside Bulevar del Río (Avenida Colombia). It is busy and walkable by day, layered with theatres, museums and markets, and served by the MIO bus-rapid-transit. For investors, the Centro is Cali's value-and-yield core: the lowest per-square-metre prices in the city paired with the highest gross yields (~6.5–8%) and a credible regeneration thesis along the Bulevar. It is a higher-risk play, building condition and block-level security vary, so location due diligence is essential.
