Centro Histórico (Walled City)

The Centro Histórico is Cartagena's crown jewel: a UNESCO World Heritage walled city of colonial mansions, flower-draped balconies, churches and plazas, ringed by the great 17th-century ramparts (Las Murallas) and entered through the iconic Torre del Reloj. Restored casonas have become boutique hotels (the Sofitel Santa Clara, Casa San Agustín) and luxury homes, and the dining, Carmen, La Cevichería, and rooftop bars make it the romantic, cosmopolitan heart of the Colombian Caribbean. For investors, the walled city is the prestige and scarcity play: heritage protection permanently caps supply, sustaining the highest per-square-metre prices in Cartagena and the strongest tourism and short-term-rental demand, with gross yields of ~5–7%. The trade-offs are restoration costs on period casonas and ongoing Caribbean-climate maintenance (humidity, salt air). Colombia's fully open foreign-ownership regime makes acquisition simple, prime deals are often transacted in US dollars, and the real-estate Migrant (M) visa is available; currency and maintenance are the key variables.
