Güemes

Güemes is Córdoba's bohemian, fast-gentrifying barrio just south-west of the centre: a tight grid of antique shops, the weekend Paseo de las Artes craft fair, the restored Mercado de Güemes food hall, craft breweries and a booming restaurant scene that has made it the city's trendiest district. For investors, Güemes is Córdoba's gentrification-and-tourism play: its antiques, markets and food scene drive short-let and young-professional demand and strong gross yields of ~5–6.5%, with restoration of period houses the classic value-add. Nightlife noise is the location caveat. As across Argentina, property is transacted in US dollars, and the Milei-era reforms support the recovery. Foreigners buy urban property on equal terms; there is no golden visa, though the rentista visa supports residency.
