Frutillar Bajo

Frutillar Bajo is the town's historic and most photographed district, a ribbon of restored German colonial houses, cafes and the landmark Teatro del Lago stretched along the Lake Llanquihue shoreline with the Osorno volcano framed across the water. It is the cultural heart of the commune, busiest during the Semanas Musicales festival and the December-March summer season, and prized by second-home buyers and boutique hoteliers for its scarcity and views. Lakefront and near-shore apartments here trade at USD 1,150-1,450 per m2, the top of the commune's range, while heritage houses with lake frontage command significant premiums. Long-let gross yields sit around 4.0-4.8%, but well-managed furnished short-term rentals capitalising on festival and summer demand can materially outperform. With finite shoreline and protected architecture capping new supply, Frutillar Bajo offers the most defensible capital-growth story in the commune.
