Pasay is where Metro Manila meets Manila Bay. For investors, the draw is tourism and gateway demand: short-stay rentals, hospitality workers, and frequent flyers all feed a market oriented toward hospitality rather than family living. Bayfront sunset-view units command premiums and yields around the high-5% range. The risks are real, though, the Bay Area carries one of the capital's heaviest condo pipelines, and demand leans on tourism and gaming, sectors sensitive to travel cycles and regulation. With foreigners confined to condos under the 40% building cap, Pasay is best suited to investors comfortable with a tourism-driven, entertainment-led market.
