Taguig (Beyond BGC)

The areas surrounding BGC -- Ususan, Western Bicutan, Signal Village -- represent Metro Manilas most compelling value play. The logic is simple: BGC is Manilas most desirable business district at PHP 280,000-500,000 per sqm, but step 2-3 km south and prices drop to PHP 90,000-150,000. DMCIs Acacia Estates, a 150-hectare master-planned community in Ususan, anchors the area with resort-style amenities that feel worlds apart from BGCs glass-and-steel towers. The investment thesis is straightforward: BGC is expanding. Ayala Lands Arca South is a massive mixed-use township bringing commercial offices, retail, and upscale residential. Infrastructure improvements along C-5 and the planned Metro Manila Subway will further improve connectivity. The reality today, however, is that these neighborhoods are works in progress. Signal Village retains its military housing origins. Western Bicutan has industrial zones mixed with residential. Getting from Acacia Estates to BGC can take 30-40 minutes during rush hour despite the short distance. Dining and nightlife within the immediate area are limited. For buyers, the bet is on what these neighborhoods become in 5-10 years, not what they are today.
