Plovdiv's biggest district, Trakiya: new complexes by Plaza Mall, deep family demand and steady buy-to-let yields

About Trakiya

Trakiya is Plovdiv's largest district (~62,000 residents): a 1970s panel-block suburb now the city's most-preferred residential area, with new apartment complexes rising alongside renovated panels, the Plaza Mall (the largest in southern Bulgaria) and the nearby Agricultural University. For investors, Trakiya is a buy-to-let and value play: new complexes and deep family and student demand at gross yields of ~4–5% and €1,200–1,800/m². Non-EU buyers may own apartments directly (land via a Bulgarian company); EU buyers are unrestricted; Bulgaria adopted the euro in January 2026 and has no golden passport.
