About Barrio Histórico

The Barrio Histórico is Puerto Natales' oldest quarter, a cluster of colourful corrugated-iron and timber houses dating to the early-20th-century wool-export and shipping era near the old port works. Its authentic Patagonian character, walkable streets and proximity to the waterfront make it increasingly attractive for guesthouse conversions and character-home buyers. Heritage homes here trade around USD 1,400-1,800 per m2, with restored character properties at a premium. Long-let gross yields run 3.8-4.5%, supported by tourism-season guesthouse demand and central proximity. With the town's tourism boom and limited heritage stock, the Barrio Histórico offers buyers authentic Patagonian character with both boutique short-let income and steady capital appreciation of 2-4% annually.
