Zona Colonial

Zona Colonial (Ciudad Colonial) is Santo Domingo's UNESCO-listed colonial quarter, the oldest continuously inhabited European-founded city in the Americas, founded by Bartholomew Columbus in 1496. The 16th-century walled district contains the first cathedral, first hospital, first university, and first paved street in the Americas, alongside cobblestoned plazas, boutique hotels, and a vibrant restaurant scene. Residential prices in restored colonial buildings run USD 2,200-4,500 per square metre with gross yields of 8-12% in well-managed short-lets. Heritage protection limits new construction; inventory is dominated by restored colonial townhouses and boutique conversions. Lifestyle is intensely walkable and culturally rich: dozens of restaurants in colonial buildings, museums (Alcazar de Colon, Catedral Primada), plazas, and live music throughout the historic streets.
