Aljada

Aljada is the most ambitious community to rise in Sharjah, a self-contained district where apartments, schools, a business park and lifestyle retail are woven together along walkable boulevards. Where much of Sharjah is older villa stock and apartment blocks, Aljada offers a planned, modern feel: residents stroll between the Zad food hall, the Wellfit Madar gym, pocket parks and the Central Hub's open-air event space without needing a car for daily errands. The community is unmistakably family-first. The Central Hub, skate park, children's play areas and on-site SABIS school make it a natural choice for households, while the Madar entertainment plaza supplies the evening social life that, in this alcohol-free emirate, revolves around cafes, shisha lounges and outdoor film screenings rather than bars. For investors, Aljada is one of Sharjah's strongest stories: apartments delivered roughly 6.2% gross yields in 2025 at around AED 1,041 per square foot, well below comparable Dubai product, and the community is widely forecast to lead emirate-wide appreciation. The main caveat is supply, with later phases still handing over, which could temper rents and slow lease-up on the newest stock.
