About Blloku (the Block)

Once the walled-off residential compound of Albania's communist leadership, Blloku today is the social and stylistic centre of Tirana. Its grid of leafy, largely car-free streets is packed with cocktail bars, design-forward cafés, boutiques and restaurants, drawing young professionals, expats and visitors from late morning until the small hours. It offers the city's highest walkability and dining density, balanced against real downsides: nighttime noise and a chronic shortage of parking. For investors, Blloku is the safest store of value in Tirana and the deepest short-term-rental market, thanks to name recognition and tourist footfall. The trade-off is price: at €3,500–€5,500/m² it carries the city's lowest gross yields (~4%), and with citywide appreciation cooling from its 30–40% peak years, the easy capital gains have largely been made. It suits buyers prioritising a blue-chip location, liquidity and lifestyle over cash flow.
