About Velika Plaža / Long Beach

Velika Plaža (Long Beach) is a roughly 12 km arc of sand stretching from Ulcinj toward the Bojana River delta and Ada Bojana at the Albanian border, Montenegro's longest beach and one of the Adriatic's premier kitesurfing and windsurfing spots, with reliable thermal winds from May to September. Behind it lies a flat coastal plain dotted with seasonal beach bars, the Ulcinj salt-pan bird reserve and ambitious resort/condo-hotel projects. Property is among the most affordable on the coast at roughly €1,500–€3,500/m², drawing holiday-rental investors and watersports buyers. The trade-offs are seasonality and developing infrastructure: superb in summer, sparse in winter, with a car effectively required and the nearest airports an hour-plus away.
