About Canary Wharf / Isle of Dogs

Canary Wharf rises from the West India Docks on the Isle of Dogs, where the silver crown of One Canada Square has been a London landmark since 1991. The estate has expanded outwards in concentric rings — from the original Cabot Square office cluster to Heron Quays, then Churchill Place and the new Wood Wharf masterplan — to become a self-contained district of 320+ shops, 80+ restaurants, three transport interchanges, and a growing residential population. The Elizabeth Line, which opened at Canary Wharf in May 2022, is the area's biggest catalyst. Bond Street is 13 minutes away, Heathrow Terminal 4 is reachable in 39 minutes, and the cavernous Foster + Partners Jubilee Line station underneath connects to Stratford in seven minutes. The Thames Clipper river bus offers a slower, scenic alternative into the City and Westminster. Above ground, the lattice timber roof of Crossrail Place houses a free tropical garden — among the most distinctive public spaces in London. Residential life at the Wharf has matured rapidly. Wood Wharf, the Allies and Morrison-led masterplan north of South Dock, is delivering 3,600 homes alongside a primary school, a GP surgery, and nine acres of new public space — completing in phases through 2027. Riverside developments at Park Drive, South Quay Plaza, and One Park Drive offer institutional-grade specifications with pools, concierge, and panoramic city views. Tenant demand is anchored by the 120,000-strong daily workforce of HSBC, Barclays, JPMorgan, and the European Medicines Agency's former tenants, generating one-bedroom rents of £2,300-£3,000 and yields of 4.0-5.5% — among the strongest in prime London.
