Coal Harbour

Coal Harbour is Vancouver's showpiece of waterfront luxury: a phalanx of glass condo towers lining the harbour seawall between the downtown core and Stanley Park, with a marina, the Convention Centre, Jack Poole Plaza and some of the most expensive residences in Canada. The seawall, Stanley Park and the city's best harbour views are all on the doorstep. For investors, the constraints are heavy and stacked: Canada's federal foreign-buyer ban (extended to 1 January 2027) bars most non-citizens/non-PRs, and BC adds a 20% foreign-buyer transfer tax, the Speculation and Vacancy Tax and Vancouver's Empty Homes Tax. International demand, historically a major price driver here, is now sharply constrained. For eligible buyers, Coal Harbour remains Vancouver's prestige peak, with the highest prices and lowest yields (~2.5–3.2%); it is a capital-preservation and lifestyle play best underwritten on long-let and owner-occupancy rather than international resale velocity.
