About East Vancouver

East Vancouver is the city's diverse, eclectic and (relatively) more affordable east side, anchored by Commercial Drive, 'The Drive', a multicultural strip of Italian cafés, Latin eateries, indie restaurants, breweries and the famous Italian Day festival. Character homes line leafy streets around Trout Lake and Grandview Park, and the Commercial–Broadway SkyTrain interchange makes it one of the best-connected parts of the city. For investors, Canada's federal foreign-buyer ban (extended to 1 January 2027) and BC's foreign-buyer and vacancy taxes constrain international demand. For eligible buyers, East Vancouver is the city's relative-value play: character homes and condos below west-side prices, deep multicultural rental demand and the best central yields (~3.5–4.5%), with major transit connectivity and steady gentrification supporting appreciation. Laneway homes and plex conversions are common value-adds. It is underwritten on local tenancy and gentrification rather than international resale.
